While the local real estate market takes a breath through the holidays, there still is limited inventory for buyer’s needs! I have buyer’s waiting for properties in Cranbury to come available. While the number show that the market was slower in the past 30 days, my phone and email tells me a different story! I have had several emails and calls of people looking for a new home in Cranbury – one that does not exist! The calls I am receiving are for homes in the 700-1100M range, in Shadow Oaks, on Petty Road, Liedtke Drive and Silvers Lane. This indicates that Cranbury buyers are looking for traditional homes, with 4-5 bedrooms, nice kitchen, study and a yard.

This year, I sold several properties before they even hit the market – as a buyer, you should be comfortable with knowing that I have been very proactive in finding homeowners who are interested in selling, in addition to having buyers just waiting for a home to be available for them (sellers take note!)

Fall is my favorite time of year, everything seems to “get back to a schedule” after the hot summer days are over and school begins again.  I love the cooler weather and the beautiful colors emerging as Mother Nature sets the stage for colder days to come.

Stultz Farm Pumpkins 10022013Many happy times were spent at Stultz Farm when my daughter was young, picking strawberries and, in the Fall – pumpkins! I snapped these 2 pictures on my way to the office this morning.  Stultz Farm, in Cranbury, is a large, pick-your-own farm that runs from early Spring to late Fall that, thankfully has been preserved forever as farmland! PS – They have the BEST corn around!

There is a total of 12 homes on the market in Cranbury Twp. of which NONE are located in the 2 most requested neighborhoods: Shadow Oaks and Cranbury Greene. The local market continues to be strong! Properties that are priced correctly are no sooner coming on the market and receiving multiple offers – which is terrific news in our small town!
As you can see, the number is homes going under contract, is equal to the number of homes coming on the market. So, buyer’s do not have a huge new inventory to look at.

The numbers do not tell the whole story! The Cranbury Twp. housing market is the best it’s been in years  for sellers!!  The problem, or challenge rather, is the lack of inventory for the number of buyers wanting to pruchase a home.  I have one couple looking for a home in the 700-800 range, and another in the 900-1M range – there is nothing to show them that’s for sale in Cranbury Twp!
